"BY THE TIME I WAS 22, MY FATHER LOST A GENERATIONAL WEALTH OF $20 MILLION."

When I was a kid, my dad used to say to me: “You can have ANYTHING you want…Growing up we had boats, 18,000 sqft bungalows and lots of toys. I was then sent to Presbyterian Ladies’ College in Perth when I was 14.

My dad built us a 7 bedroom home in Claremont, WA.We drove fancy cars, had outlandish house parties and unlimited spending. When I was 21, I left for the U.S. to pursue my love for Fine Arts, to ignite a new and exciting chapter in life. Life was absolutely perfect, until…

A LIFE CHANGING MOMENT ....

I realised that back home, things were not looking good. I was forced to put a pause on my plans in the US and return back to Singapore.

Everything I cherished growing up…and took for granted — literally disappeared in a moment. My father had lost a staggering $20 Million in a few short years and everything was gone in an instant.

We moved temporarily into a 2 bedroom HDB in Bedok which had no water heater and no Air-conditioning. It was filthy and absolutely excruciating. It seemed like it was just yesterday that I was driving a new 2 door convertible Mercedes sports in Arizona.

He took commission from both sides – the Landlord and us. He was untrustworthy, greedy and did not protect our needs. I was certain I could do better and joined property.

he most heart breaking thing about this whole ordeal was that there were some people were really mean to my parents and distanced themselves away from them.

I was saddened to see that. I can’t change my past but I wasn’t going to let it cripple future and I would treat everyone with the same kindness and respect thereafter.

Now, I refer my clients to agents who don’t cobroke, help clean up huge 2800sqft apartments when there are a shortage of cleaners and advertise for urgent break lease tenants – all for free.

A STORY OF HOW I SOLD A $9.5M HOME IN 3 VIEWINGS

Last year, I came across one of the most amazing homes located off 6th Avenue nestled within the beautiful enclave of Maryland Drive. It had a sprawling built-in living space of close to 8000 sqft, had a wide frontage and was perched on top of a hill. The only problem? The owner’s listing was attracting buyers who just could not recognise the value of her home, resulting in heavy loss of opportunity costs and rising rents in transition to the move.

After over 7 months of fruitless efforts, the listing was becoming stale and the frustrated and helpless owner approached me to assess the situation.
What I realised was immediately was that the poor home was not given the opportunity to get it’s story told out and the true value of the home was not communicated:

1) The previous listing description was basic, vague and had just ticks and logos to mention the size of the home and bedrooms it had.
2) The listing photos were not professional and was not a good reflection of this luxury property.
3) The property itself was messy and needed to be flawless in every element of appeal.

I walked around to get a feel of the neighbourhood, and also compared the neighbour’s homes that were sold in the past year. I then crafted a compelling property description listing ad for the owner, which highlighted her home’s key features and added the most important points that were missing and why it was not sold:

1) The reason was most of the neighbours homes were original or renovated at least 20+ years old while the owner’s home had extensive A&A that was rebuilt 7 years ago.
2) Her home was also almost double the width, double the height, and it was double the built in area, compared to the other homes and it had a magnificently wide frontage and literally stood out amongst the neighbours.
3) There was also a huge bbq patio on the top floor which allowed friends and loved ones to socialise, while sipping their Margaux and cooking a light BBQ.
4) It sat perched on top of a hill which gave a panoramic view of the green corridor on the the patio. The cool breeze would bring in the raw scent of the trees and fragrant flowers

And in preparation before listing it:
1) I focused only on a specific group of target audience—a buyer persona that resonated with the true value of the home.
2) I dressed the home for success and tidied up the space and we picked the best timing of the day for a professional photography and video shoot.
3) Lastly, I advised her to remove the listing for a couple of weeks as it was stale and overexposed and to wait for a fresh new group of buyers.

After being relisted, the home had gained more traction than it ever did in half a year and was sold for a record $9.5 million dollars in just over a month.
The sellers were so thankful and the buyers walked away happy too. Essentially, when it comes to getting your home to stand head and shoulders above the sea of listings online, what you need—ultimately comes down to selling with stories that excites and ignites.
